Deer Park

Deer Park has always been one of my favorite neighbourhoods. The friendly people and the great green spaces are great for a healthy lifestyle. Seven years ago my wife and I moved out of Deer Park and last month we moved back. I absolutely have missed it and am happy with our decision to come back. I miss our old neighbour but our "new" home is all we ever wanted.


Deer Park is made up of 4 subdivisions:

Deer Park Estates

Deer Park Village




In the past 90 days Deer Park has seen 37 single family home sales ranging from a cute 800SF bilevel on Duncan  for $235,000 to a classic 2 storey on Drever for $550,000. Each of the 37 recent sales were unique and its own character so you will see some differences in the homes as you walk down any street - NO not all different shades of brown in the same house. The average sale price of those 37 was $369,458 with the average days on market of 65. In todays market that may seem high but its really quite normal with the range being from 3 days on market up to 160.


Currently there are 8 single family homes available from $223,000 up to $529,900.


Outside of single family homes you will find a good assortment of 1/2 duplexes, townhomes and apartment style condos. With those we have seen 11 sales in the past 90 days and 5 currently listed.

Selling your home in 2022

You want a quick sale with receiving the most amount possible, right?

My home selling system allows your home to get the proper exposure in the Central Alberta market.

We keep hearing about how hot the market is but a weird fact is that in 2021 there have been 3347 homes listed with 1898 sales reported. If you took out the 404 that are currently available that would leave you with 1045 homes that failed to sell.


Poor marketing?

Improper pricing?

31% of the homes listed in 2021 failed to sell for some reason.

November 2021 in Blackfalds

The most popular sales range in Blackfalds this past month was from 300,000 to 350,000 with 5 of the 25 total sales occurring. Also interesting is that 14 of the 25 sales that occurred were over 300,000. The most expensive house sold at $550,000.

November 2021 in Red Deer

The most popular sales range in Red Deer this past month was from 250,000 to 300,000 with 26 of the 137 total sales occurring. Also interesting is that 54% of the sales occurred from 200,000 to 350,000. The most expensive house sold at 1.8 Million.

5 Things your dog wants in their new home

If you are like me your dog has more spaces in your home than you

do. Here is 5 things your dog wants in their new home:

1- hardwood floors - they know how much you hate cleaning up their messes in carpet. 
2- infloor heat - with infloor heat their beds are preheated after their long day of making messes in your carpet. 
3- big windows - dogs like cats love laying in the sun. 
4 - fireplaces - your dog loves laying in front of a fireplace. Well who doesn’t. 
5- south facing backyard- it’s a well known fact dogs hate pooping in the shade. They will but they prefer a south facing backyard so they can poop in the sun. 

If you love your dog you will add these 5 things to your want list of your next home.
